		<description>Responding to your featured property in West Cape May, the clothing store.... There is a port-a-jon on the side of the building. Is that in use? Or is there indoor facilities? Also, does the clothing store have an existing lease? And what are the most rescent realestate taxes?

 For a short sale to be completed it takes almost a year.  By the time Sellers go through the process with the lender the Buyers usually move on to another property and if the Buyers hold on they are paying for mortgage committments and extensions as well as numerous appraisals without even knowing if the offer is accepted. 

As a Buyers Agent it is difficult to open a line of communication with the lending institutions since they are working with the Seller. 

I just read that the government is proposing guidelines to the lending institutions to expedite these sales however nothing  takes place until April of 2010 and at this point nothing is mandatory. 

It will be interesting to see where Short Sales go in the near future. Having current experience as both a Buyers Agent and Sellers Agent for a Short Sale I do know patience and persistance are mandatory.
